Cottages: combine and simplify

Closer to the beaches, Freshwater and North Curl Curl houses and units see more salt and sand. Fittings and trims are chosen with corrosion in mind, and outdoor showers near the back door are popular with surf households.
Flooding and low-lying streets
Parts of Brookvale near the creek and the Manly Lagoon catchment are low-lying. For internal bathroom renovations this is rarely a constraint, but ground-floor wet areas benefit from robust, water-tolerant materials, and extensions may need to address flood planning levels.
Busy roads and deliveries
Pittwater Road traffic, clearways and commercial vehicles make delivery timing matter. Materials and waste are scheduled around peak periods, and walk-up stair carries are planned.
